1. Introduction
You’re introduced to your agent to discuss paperwork and answer general questions you may have. Your agent will complete a Comparative Market Analysis (CMA).
2. Prepare
Get your home ready for the market, tune up the mechanicals, organize, clean, etc.
3. On Market
Your home is officially on the market. The listing agent will advertise your home according to their marketing plan.
4. Receive an Offer
Once you receive an offer on your home, we’ll negotiate to secure the best value. Once an offer is accepted and signed, your home will officially be under contract.
5. Under Contract
Work on completing the municipal requirements and order the resale packet (if applicable). Gather any documents the settlement company may need for the sale.
6. Inspections
Buyer will have completed their inspections and will send a “reply to inspection”. Negotiate with the buyer to come to an agreement.
7. Appraisal
The appraisal will be ordered by the buyer. We have to wait to confirm the home appraises, and there are no conditions. Wait for the buyer’s mortgage commitment.
8. Clear to Close
The settlement company will have conducted their title search, obtained the clear to close, and then received and reviewed the Alta settlement Statement.
9. Closing Day
Buyers will conduct a final walk-through of the property, and the closing will occur. Receive your money from the sale of your home!
